Anti-corrosion maintenance plan for industrial buildings

The structure of an industrial building is its skeleton. If it corrodes, it loses load-bearing section, risks increase, and repairs may force operations to stop. However, corrosion in industrial buildings is slow and predictable, so it can be controlled at a very low cost with a simple plan.

Where to look first

  • Column bases and anchor plates: they come into contact with cleaning water, mud, and splashes.
  • Areas with condensation: under roofing, near cold rooms, wash-down areas, or steam processes.
  • Gutters and roof junctions, where water accumulates.
  • Bolted joints and welds of trusses and purlins.
  • Areas with impact damage: forklift traffic, loading docks, shelving units.

A four-step plan

  1. Annual inspection: walk through the building, photograph and mark areas with rust. Classify them: surface rust, rust with material loss, impact damage.
  2. Classify the environment: most industrial buildings are C2–C3; with moisture or chemical processes, C4 or higher. This determines how many coats to apply (read our guide on corrosivity categories).
  3. Repair by priority: first column bases and areas with material loss; then, the rest.
  4. Take advantage of shutdowns: GALVANOL can be applied even at -30 °C, so winter shutdowns are ideal for maintenance.

Why cold galvanizing

  • It is applied on site with a brush, roller, or airless sprayer, without dismantling.
  • Dries quickly: 30–60 minutes between coats.
  • It is a single-component product, with no mixing or pot life.
  • It provides cathodic protection, just like hot-dip galvanizing, and can be painted over in your corporate color.

How much product to plan for

As a reference, 1 kg of GALVANOL covers about 2 m² with 2 coats. A 6 m HEB-200 column has a surface area of about 7 m²: about 3.5 kg for 2 coats. For large areas, the 10 kg bucket is the most economical format, and for large projects you can request a business quote from us.
